Lancaster Square at Gates Circle
TM Montante Development is transforming the former Millard Fillmore Gates Circle Hospital site into Lancaster Square—a dynamic, mixed-use neighborhood offering diverse housing options, retail, and office space. Thoughtfully designed with walkability in mind, Lancaster Square connects seamlessly to the Elmwood Village, Main Street, and the historic Olmsted Park System.
Since acquiring the site, we have completed seven major projects, including 1275 Delaware, 50 Gates Circle, the Lancaster Square Parking Garage, Canterbury Woods at Gates Circle, and People Inc.'s Linwood Lafayette Senior Apartments. In partnership with Belmont Housing, our latest project will bring 80 affordable apartments to the neighborhood, pushing the total residential units to more than 215, over half of them affordable, further strengthening Buffalo's evolving urban landscape.

1275 Delaware
1275 Delaware is a vibrant mixed-use building featuring 33 modern residential units and Class A office space in a prime Delaware Avenue location. The building is home to ID Pilates, Juicy Burger Bar, and Samadhi Therapy Associates, with convenient on-site parking available for residents, tenants, and visitors.
Lancaster Square Parking Garage
The Lancaster Square Parking Garage provides a secure and convenient solution for both residents and visitors, offering ample space for various parking needs. Whether you're looking for a guaranteed monthly spot or a flexible hourly option, the garage is designed to accommodate a busy urban environment.
People Inc.
The Linwood Lafayette Senior Apartments is a three-story affordable housing development offering 37 apartments for individuals aged 55 and older. This project emphasizes community connection and inclusivity while preserving the neighborhood’s historic character, providing modern, accessible housing for seniors in a vibrant setting.
Canterbury Woods at Gates Circle
Canterbury Woods at Gates Circle's senior living development on Gates Circle features 53 independent and assisted living apartments, prominently located facing Chapin Parkway. This flagship project is a key component of the mixed-use redevelopment Lancaster Square redevelopment led by TM Montante Development, contributing to the expansion of urban retirement living in Buffalo.
40 Gates Circle
40 Gates Circle is a redeveloped residential property featuring four spacious apartments in a historic Delaware District building. Renovated in 2016, the project preserved the structure’s architectural charm while contributing to the continued revitalization of the surrounding neighborhood.
50 Gates Circle
Redeveloped in 2023, 50 Gates Circle is a modern residential project featuring 12 one-bedroom apartments in a former 11,200-square-foot medical office building. The transformation offers prime space in a walkable, historic neighborhood with convenient access to amenities.
Belmont Housing
Belmont Housing is redeveloping the historic Homeopathic Hospital to bring 80 affordable apartments to Lancaster Square. This project will contribute to the neighborhood's revitalization, providing affordable housing options and adding a significant asset to the community.
Roads/Infrastructure
To support the growth of Lancaster Square, new roadways were constructed to enhance access and circulation within the site. Additionally, underground utility systems, including electrical, water, and sewer services, were installed. Lancaster Avenue was extended through the site, creating a connection between Delaware and Linwood. Hoxsie Lane, named after the woman who helped establish Buffalo's homeopathic institution, was also introduced.
