616 Niagara is a historic adaptive reuse project that creatively combines four early-20th century buildings into one contiguous 30,000 square foot project, featuring 17 market rate, 1- and 2-bedroom apartments and commercial office space on the ground floor. Completed in December 2019, 616 Niagara is a “pioneer project” in the downtown core of Niagara Falls and represents the first high-quality, market rate rental units to be developed in Niagara Falls in many years.

A short walk from the Niagara Falls State Park and directly across the street from the Seneca Niagara Casino complex, these classic early 20th century buildings were ripe for reuse and to meet the demands of this generation’s desire for unique, dense, walkable neighborhoods. - Hon. Development History

TM Montante Development acquired the original buildings that now make up 616 Niagara in 2017, with the goal of creating a dynamic and exciting mixed-use facility in downtown Niagara Falls, featuring high-end, market rate apartments, and a mix of commercial office space and retail on the ground floor. Built between 1908 and 1911, the original buildings were fully renovated and creatively combined to create one contiguous project. TM Montante Development partnered with Niagara University and the Niagara Global Tourism Institute to introduce a state-of-the-art co-working and business incubator on the ground floor, with a cafe and coffee shop located on the corner of 7th and Niagara Street. 616 Niagara was completed in December 2019 and is being viewed as the catalyst that will spur additional development projects in the coming years.
